4 Point Insurance Inspection

After Hurricane Andrew hit Southwest Florida in 1992, Insurance Companies in Florida have been trying to encourage home owners to make their homes safer and reduce insurance claims. Many of the insurance companies and JUA (Joint Underwriting Association) now request Four Point Inspections, which often include, but not limited to:
1. Roof Inspection 2. Electrical Inspection 3. HVAC (Heat & Air Conditioning) 4. Plumbing
The inspection and report describes the condition and age of these elements.
I had a home inspection before I purchased the home. Can I use that report instead of getting a Four Point Inspection Report?
The insurance companies do not want large reports that contain other information. They want only specific information about the HVAC, plumbing, electrical system and roof in a short one or two page signed document. Before you pay for a home inspection you should research with your insurance company if they will require a Four Point Inspection Report. You can end up paying twice for much of the same service and information gathering.
Since Homeland Inspection's Standard Home Inspection Report is so comprehensive, we will transfer all of the collected data to our Four Point Inspection form free of charge to our clients who have paid us for a Standard Home Inspection. You should check with your insurance company in advance to see if our Four Point Inspection form will satisfy their requirements. We cannot guarantee they will accept our form and additional charges will apply if we have to use their form. And this request must be made at time of initial survey.
I am buying a home. Can I use this as a less expensive pre purchase home inspection?
No. This Four Point Inspection is not intended for use as a pre sale or pre purchase comprehensive inspection. As it is geared for your insurance needs, The Four Point Inspection will not contain the type of information you may need to make an informed decision for purchase.
Will a four point inspection qualify my policy for discounts?
Yes. The Florida legislature enacted a law stating insurance companies must tell new or renewing policy holders of any available discounts for strengthening their house against hurricane damage. Inspections will reveal such instances.
Homeowners purchasing a new home or renewing their existing insurance policy only benefit from a four point inspection. This service not only makes the homeowner aware of unseen problems, it can lead to significant insurance premium reductions.
